No smoking throughout (including from balconies and windows). A charge of GBP 100 is invoiced and charged to guests debitcredit for smoking in their rooms. This covers the replacement of bedding and specialist cleaning.
Please note that the property cannot accommodate stag or hen parties or large groups.
All breakages, damages and losses must be reported as soon as possible.
Guests are expected to behave responsibly and anyone who causes excessive noise or nuisance will be asked to leave without refund.
Only guests who are staying are permitted in the building unless by prior arrangement.
The property reserves the right to refuse entry to guests who arrive with more people than the maximum number for the room type. If additional rooms are available these must be added for the additional persons.
There is a limited number of guest parking permits. These allow guests to park free of charge in the Swinney and Lodmoor long-stay carparks. Permits to park on street in the relevant nearby zones are available for registered guests with disabilities, but the property cannot guarantee a space nearby.
Bookings must be paid via credit or debit card, prior to arrival.
Kindly note the guest is liable for any damages made to the property by themselves during their stay, and will be charged for damages or missing items if necessary.

Standard Double Room. Room 2 is a small, double room and is located on the ground floor with 2 steps in the corridor and there is no view from the window. There is a small en-suite shower and toilet, but the sink is in the room. The room has a flat-screen TV with Freeview channels and teacoffee making facilities. A haidryer and mini ironing board are supplied and an iron is available to use on request. ;
Standard Twin Room. Room 3 is a twin bedded room on the ground floor (2 steps in the corridor) and looks out on to the rear street. There is a small en suite with shower, sink and toilet. Please note there is a stepthe shower cubicle of 21 cm (8 inches) from the floor level. There is a flat-screen TV with Freeview channels and tea and coffee making facilities in the room. A hairdryer and mini ironing board are supplied and an iron is available on request. ;
Standard Double Room. Room 4 is a small double room, located on the 1st floor via stairs and overlooks the rear yard and a wall so there is no view from the window. There is a desk in the room with tea & coffee making and a hairdryer and mini ironing board are supplied with an iron available on request. The en suite has a toilet sink and a small shower with height of 6ft 3inches and 2 steps down in to it. There is also a flat screen TV with Freeview channels. ;
Large Double Room. Room 5 is a family for up to 2 adults and 1 child. It is located on the first floor via stairs only and overlooks the rear street with a double bed and a daybed. There is a small en suite with shower, sink and toilet. It has a flat screen TV with Freeview channels and tea and coffee making facilities in the room. A hairdryer and mini ironing board are supplied and an iron is available on request. ;
Double Room. Room 6 is a double room on the second floor accessed via stairs only. It offers street views and has a newly refurbished, enclose balcony. It has modern en-suite facilities. There is a desk and chair in the room and it has teacoffee making facilities. Additional amenities include a flat-screen TV with Freeview channels, a hairdryer and mini ironing board. An iron is available on request. ;
Deluxe Single Room with Balcony. Room 7 is a gorgeous single room with a double bed and offering fabulous views over Weymouth Bay. The room has ensuite facilities with a small shower cubicle. This room is located on the 2nd floor there are 2 flights of stairs to access it - there is no lift. ;
Deluxe Triple Room. Room 10 is a spacious, triple room, overlooking the rear street with en-suite shower and toilet. The room is newly refurbished and has a double bed, a single bed and relaxing seating area with a sofa . It comfortably accommodates 3 adults or two adults and 1 child. Tea and coffee making facilities are provided and there is also a fridge and a flat screen TV. This room is located on the 4th Floor and we have no lift so is not suitable for people with mobility issues. ;
King Room with Sea View. Room 11 is sea view family room on the 4th floor, accessed via stairs only. The room can accommodate up to 2 adult and 1 child with a king size bed and a daybed. The small en suite has a shower, sink and toilet. There is a flat screen TV with Freeview channels and tea and coffee making facilities in the room. A hairdryer and mini ironing board are supplied and an iron is available on request. Please note that this room is not centrally heated and has an electric storage heater. ;
Single Room with Private External Bathroom. Room 12 is a large single room with sea view on the 4th floor, accessed via stairs only. The room is suitable for adults only. There is a sink, flat screen TV with Freeview channels and tea and coffee making facilities in the room. The private bathroom is located across the landing, up a couple of stairs. It is newly refurbished with a shower and has a heated towel rail. ;
Deluxe Double Room. Room 16, located in the Attic, is a newly refurbished, mini suite with a double bed and possibly the quietest room in the building! Separated from the bedroom area, the seating area comprises a sofa and coffee table so you can relax after a busy day exploring. Tea and coffee making facilities are provided and there is also a fridge and a flat screen TV in the room. Please note that this attic room is on the fifth floor and accessed via several flights of steep stairs and there is therefore unsuitable for anyone with mobility difficulties - there is no lift. ;
Deluxe King Room. This newly refurbished and spacious king room features a large en-suite bathroom. It comes with sea views across Weymouth Bay and is equipped with teacoffee making facilities, a fridge and a flat-screen TV with Freeview. Please note that the room is located on the 2nd floor and accessible via stairs only.
